Tenant Fees & Requirements

BEFORE YOU MOVE IN:

Application/Referencing Fee

Tenants will be required to provide the following additional information:

A completed Tenant Application Form(s)

Proof of current address and identification details to include either a valid British Passport or valid drivers licence,Three month’s bank statements , Payslips and P60.

Referencing each tenant (identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers / landlords and any other relevant information to assess affordability).

Single Person £230 pounds (Including VAT.)

Couple £350 pounds (Including VAT.)


Additional Tenant Application/Reference Fee

Processing the application, associated paperwork and referencing £75 (Including VAT.) per tenant


Tenant Set Up & Check in Fee

Contract negotiation (amending and agreeing terms) and arranging the tenancy agreement, taking meter reading, creating written and digital inventory and tenancy.


Pet Deposit

To cover the added risk of property damage. This will be protected with your security deposit in a Government authorised scheme and may be returned at the end of the tenancy Returnable additional Security Deposit of £150 (Including VAT.) Subject to approval from the Landlord.

DURING YOUR TENANCY:

Amendment Fee:

Contract negotiation. amending terms and updating your tenancy agreement during your tenancy £60 (Including VAT.)


Late Fees/Arrears.

£30 (Including VAT.) per month administration charge for every month late or in arrears.


ENDING YOUR TENANCY:

Future Landlord Reference Fee

Collating information and preparing a reference for a future landlord or letting agent £30 (Including VAT.) per reference request.

Professional Cleaning (if required) only charged where professional cleaning is necessary to return the property to the same condition as at the start of the tenancy. £30 (Including VAT.) per hour which will be deducted from the Security Deposit.

Free market appraisal, professional listing of your property on major portals, To Let board,  office advertising, accompanied viewings, tenancy negotiating, tenant referencing, credit checks, preparation of tenancy agreements, first month’s rent and deposit collection and utility readings. The cost for this service will be £420 Pounds Including VAT.


Additional Charges

Tenancy renewals £60 (Including VAT)

Regular property inspections and reports to landlord £60 (Including VAT.)

Start of tenancy property inspection and move out £180 (Including VAT.)

Energy performance certificate £85 (Including VAT.)

Gas safety certificate £90 (Including VAT.)

Electrical Report and certification £140 (Including VAT.)

Complete Tenancy Service.

Free market appraisal, professional listing of your property on major portals, To Let board, office advertising, accompanied viewings, tenancy negotiating, tenant referencing, credit checks, preparation of tenancy agreements, first month’s rent and deposit collection, utility readings, tenancy renewals, deposit lodgement with DPS, regular property inspections and reports to landlords, arrangement of property maintenance, end of tenancy inspections and move out.

The Management Fee will be starting from 12% (Including VAT.)
