Rental Process

When you decide to rent a property through Prime Estates we try to make it as simple as possible. Our experienced highly trained team will help you to find the right home and help you move in with as little stress as possible.

Step 1

Register your interest

Register with us by calling one of our offices, registering your details on our website or visiting us in person. Our office hours are:

Monday 9am–5:30pm
Tuesday 9am–5:30pm
Wednesday 9am–6pm
Thursday 9am–5:30pm
Friday 9am–5:30pm
Saturday 9am–4pm

Step 2

Starting your search

As soon as we have a clear understanding of your needs such as: price, location, size, type of property, one of our experienced members of the team will provide you with a selection of properties that match your requirements.


Step 3

Securing your property

In order for us to proceed with an offer to the landlord of the property you desire, you must complete an application for tenancy where you can highlight any special conditions relating to the offer. Any additional tenants that may be moving into the property are also required to complete a tenant referencing form to determine their financial position and ensure they are credit worthy.

As soon as the reservation fee has been paid, Prime Estates will stop all marketing of the property whilst references are completed.

You will also be responsible for paying Council Tax, Water Rates, Gas, Electric, Telephone and Broadband internet.

Step 4

Referencing

To verify to the landlord that you can pay the rent, each potential tenant over the age of 18 years old are required to be inspected through our chosen independent referencing agency. This includes credit checks.

You are also required to provide the following documents:

• Proof of I.D (Passport ID or Driving Licence)

• Utility Bill (Council Tax, Gas, Electric, Water Bill no older than 3 months)

• 3 Months Bank Statements (No older than 3 months)

• 3 Months Payslips (No older than 3 months)

• If you are a student, you will need to provide proof of your student status

• Landlord and Employer References will be obtained by either Prime Estates or the referencing agency.

In some circumstances, you may require a UK based Guarantor as assurance for the rent. This is usually the case when the tenant is a student, self-employed or has only been in employment for a short period of time. In these circumstances the guarantor will also need to provide us with the documents listed above.


Step 5

Payment

Before you start your tenancy, you are obliged to pay the initial rental payment and deposit (the deposit is usually 4 - 6 weeks rent, but this can vary). Any money payable to Prime Estates must be paid in cleared funds (we cannot accept personal cheques).

We suggest that all payments are made at least 5 days before your move-in date. Usually the quickest and easiest method of payment is by bank transfer via online banking.

Step 6

Signing tenancy agreements

You will be issued with a copy of the Tenancy Agreement (an Assured Shorthold Tenancy). Both the tenant and the Landlord are required to sign the Tenancy Agreement. This will form your letting contract. This entitles the Landlord to possession of the property at the end of the tenancy period.

Most rental tenancies are for a period of 6 or 12 months.
