Making a great first impression is crucial, as many buyers experience “love at first sight” at first viewing, and well-presented and maintained rental properties achieve higher rents and fewer void periods.

To help you achieve the maximum sale price and rental yield, we offer vendors and landlords great advice on preparing their properties for market. 

Ensuring your property is primed and ready for photographs and viewings will also increase the chance of a sale or let in a shorter time scale.

Follow our hints and tips to maximise your property’s potential:

  • Remove cars from driveway
  • Sweep paths and driveways
  • Cut back any over-grown hedges
  • Make sure lawns are mowed
  • Clean windows inside and out
  • Hide unsightly bins
  • Clean, tidy and de-clutter all rooms to maximise the available space
  • Remove any mildew from the shower/bath or window frames
  • Apply fresh grout if possible
  • Take up rugs and mats to create a more spacious effect
  • Remove any clothing lines or airers
  • If you have a patio area, dress with garden furniture
  • Remove pets and any of their bowls, toys and beds
  • Clean kitchen and makes sure there aren’t any dirty dishes in the sink
  • Make sure the beds are made and all wardrobe doors and cupboards are closed
  • Remove any towels, dressing gowns or coats hanging on doors
  • Put the toilet lid down
  • Turn off all TVs and computers
  • Replace any blown light bulbs
  • Open curtains and blinds to let as much natural light in as possible
  • Get those odd jobs done such as fixing loose or broken fixtures and fittings 

If you are a landlord with a vacating tenant, some of this may be difficult to arrange but we can help negotiate access and cooperation with your tenant on your behalf. 

Before viewings, we also recommend:

  • Vacuuming throughout
  • Opening doors and windows if it is warm enough
  • Turning up the heating if is a cold day
  • Checking loo lids are down
  • Removing any pets and associated paraphernalia
  • Checking for nasty niffs – use a subtle air freshener if necessary 

To really ramp up the WOW factor, before photographs and/or viewings:

  • Add a bowl of flowers, brightly coloured sweets or fruit to tables
  • Put a fresh loo roll on holders
  • Swap regular soap/handwash for a luxury brand in bathrooms
  • Put clean and fresh towels in bathrooms and WC's
