1. Register with Us
Start by letting us know what you’re looking for. You can register your details online or pop into one of our offices to chat with our team.

2. Arrange Viewings
We’ll schedule viewings that suit your availability - including evenings and weekends where possible. Virtual tours may also be available.

3. Application and Referencing
Once you’ve found a place you love, we’ll guide you through the application process. This includes standard affordability checks, credit and reference verification.

4. Secure Your Property
If your application is successful, we’ll collect a holding deposit and prepare the tenancy agreement. You’ll also receive full details of your legal rights and obligations.

5. Moving In
Before you move in, we’ll complete a professional inventory and safety checks - including gas and electrical certificates and a smoke alarm test on day one.

Tenant Fees and What They Cover

Tenant Fees and What They Cover

We keep our fees simple, transparent and fully in line with the Tenant Fees Act 2019. Here's what you might be charged and when:

  • Holding Deposit: Equivalent to one week’s rent; this secures the property while references are completed and forms part of your first month’s rent
  • Tenancy Deposit: Usually equivalent to five weeks’ rent, held securely in a government-approved scheme
  • Late Rent Charges: Interest may be applied if rent is more than 14 days overdue (capped at 3% above the Bank of England base rate)
  • Lost Keys or Security Devices: You may be charged the cost of replacement if needed
  • Tenancy Changes or Amendments (by request): £50 including VAT
  • Early Termination (if agreed): You may be responsible for the landlord’s costs for re-letting

We’ll always explain fees clearly and provide all required documentation before you sign.

Overseas Landlord Note

If you rent a property where the landlord resides overseas and the tenancy is not managed by Prime Estates, tenants may be legally responsible for deducting and forwarding tax under HMRC’s Non-Resident Landlord Scheme.
